Lately I've been sharing about my love of flipping houses. Our family recently moved from our previous flip into our new current project which we plan to complete over the next year or two.

 

Since we're well on our way into Spring, I thought it would be a good time to talk about the importance of curb appeal when getting ready to sell your home. Whether from a home owner's or flipper's perspective, a small investment and attention to detail can add value to your home and make it more appealing to buyers.

 

A little landscaping & TLC to the outside of your home can go a long way- for example, an average investment of $564 can increas value by $1,777- an ROI of 215% according to the Home Gain National Home improvement Survey.

Good news! The stats are out from the Fraser Valley Real Estate Board for April and things are looking good for buyers and sellers.

 

 

 

Here's some points from the FVREB report:

 

- Total sales in April increased 8% year over year and 17% over March, respectively

- New listings increased 13% year over year and 7% over March, rspectively

- The ratio between sales and active listings in April was the highest in 3 years- a sign of a healthy housing market

- Average days on market: Detached: 43; Townhomes: 47; apartments: 59; all property types selling faster than those recorded in April 2013

I grew up in a family that flipped houses. My husband and I have continued this tradition with our family and have structured our goals around how our hard work can help us achieve them. It can be a lucrative opportunity for the right people, but it's not how it looks on tv.

 

Flipping houses takes planning and organization- financial & otherwise- hard work, and patience. You have to be prepared for the unexpected and have a back- up plan if a project becomes more complicated, time consuming, and/ or expensive than expected. 10. Remove the Question Marks from Your House

Remove/ replace dated decor such as '50s wallpaper, shag carpeting, and other items that may discourage buyers (think of cracks in concrete steps, peeling paint, etc.)
